In the Krāslava municipality, SIA "Brīvība", owned by Danish investors, has concluded a land sale deal for approximately 1000 hectares with a Latvian farm, which has acquired agricultural land and production buildings from SIA "Brīvība". The total value of the deal has not been disclosed, but given that the average price for land in the Krāslava municipality in the first half of 2021 was 1530 euros per hectare, it can be concluded that the total deal amount exceeds 1 million euros, explains "Auctus Capital", the exclusive consultant for the deal. The farm represented by "Auctus Capital" does not wish to publicly disclose its name. The deal was financed by a/s "Luminor Bank", with the client's contribution amounting to 10%.
Consultants point out that this is a positive example of the development of Latvian farms, which has allowed for a significant increase in the local farm's land area and an expansion of production volumes. “At the moment, we see that a generational change is taking place in the property buying/selling market. Some of the individuals who purchased properties in the early 2000s have now reached retirement age and are selling their properties abroad, including in Latvia. This opens up opportunities to reclaim Latvian land and develop local farms,” says Edgars Mālkalns, "Auctus Capital" transaction consultant.
